A mortgage co-signer is a friend or family member who signs the mortgage alongside you, promising to pay the bank if you are later unable to pay your loan back. Generally speaking, you will need a co-signer only if you have poor credit or if your gross debt service ratio or total debt service ratio indicates that your mortgage payment may be a stretch each month.
